How to Buy a Home in Maryland: A Step-by-Step Guide

Have you been scrolling on Zillow for months, saving homes you love, and wondering…. when do I actually start? You are not alone. The home buying process can feel overwhelming at first. This guide is here to help you through every step, so you can make a confident and informed decision.

Step 1: Check Your Finances Before Anything Else 

Before you fall in love with a home, you need to know what you can realistically afford. That starts with looking at four things.

  • Income: Lenders look for stable, documented income which is usually two years of consistent income history. 
  • Savings: Savings help with downpayment, usually 3-2% of the purchase price, closing costs, often 2-5% of the loan amount, and an amount for post-closing. 
  • Credit Score: Your credit score directly impacts what interest rates you qualify for. Usually, a credit score of 620+ opens most conventional loans but a 740+ score opens loans with the best rates. 
  • Debt: Lenders also look at your Debt-to-Income (DTI) ratio, showing how much of your monthly income goes toward existing debt payments. Most loan programs want this ratio to be below 43-45%. 

Tip: Check your credit report for free at AnnualCreditReport.com and discuss any errors before applying for a loan. Even a small change can make a big impact in your rate. 

Step 2: Get Pre-Approved Before You Tour a Single Home

Pre-approval is non-negotiable. A pre-approval letter tells sellers you are serious and in Maryland’s competitive market, homes go under contract within days and sometimes hours of listing. 

During pre-approval, your lender will review the following:

  • Your credit score and credit history 
  • Debt-to-income ratio
  • Income documentation like pay stubs, W-2, and tax returns. 
  • Bank statements and assets 

Upon completion of this, you will receive a letter stating the loan amount you qualify for which is typically valid for 60-90 days. 

Tip: Shop 2-3 lenders and compare rates, fees and loan products. Even the smallest difference in rates can save you thousands over the life of the loan. Consider local Maryland lender alongside big banks because they know the market better and can move faster at closing. 

Step 3: Find the Right Real Estate Agent

Your buyer’s agent is your advocate, negotiator and local market expert, all in one. An agent will help you find s home that matches your criteria, guide you through offers, negotiate on your behalf, and keep everything on track from contract to closing. 

As a buyer, you typically don’t pay your agent’s commission. In Maryland, the seller generally covers the buyer’s agent fee, so you get a professional representation at no cost to you. 

Tip: Interview 1-2 agents, ask the right questions and understand if they are a match to represent you.

Step 4: Search for Your Home, Know Your Non-Negotiables

Before you begin touring, make a list of must haves (number of bedrooms, school district, commute to work, garage, etc) and nice to haves. This will help you save time and stay focused. Be patient. Most buyers look at anywhere from 5-15+ homes before finding the right one. 

When you find the home you love, act quickly. In Maryland’s real estate market, especially areas like Montgomery County, Howard County, Baltimore suburbs, homes move fast. 

To make your offer competitive, your agent will help you think through:

  • Offer price
  • Earnest money deposit
  • Contingencies
  • Escalation clauses

Step 5: Home Inspection. Don’t Skip It

Once your offer is accepted and you are under contract, you will have around 7-15 days in Maryland to complete your home inspection. A licensed home inspector will evaluate the following:

  • Roof, gutters, and exterior
  • Foundation and structure
  • HVAC systems (heating and cooling)
  • Plumbing and electrical
  • Windows, doors, and insulation
  • Visible signs of water damage or mold

Most of these findings are negotiable and your agent can request repairs or get a seller credit toward closing costs. The inspection is the last major chance to make sure you know exactly what you’re buying. 

Step 6: Financing, Appraisal and Final Loan Approval

Your lender works to finalize your loan as the inspection is happening. This include ordering an appraisal which is an independent assessment of the value of the home. If the home appraises at or above the purchase price, you move forward but if it comes below, you have options to renegotiate the price, cover the difference in cash or walk away. However, you will only be able to walk away if you have an appraisal contingency in place. During this process, avoid making major financial changes like opening a new credit card, buying a car or changing jobs. These can affect your loan approval. 

Step 7: Closing Costs, What Maryland Buyers Actually Pay

Closing costs are something every buyer should budget for. On average, budget for 2-5% of the loan amount. The closing costs include:

  • Lender’s fee (origination, underwriting, and processing)
  • Title search and title insurance (to protect ownership rights)
  • Maryland Transfer and Recordation Taxes (MD has state and county transfer taxes that the buyer can negotiate and split with the seller. 
  • Prepaid items (homeowners’ insurance, property tax escrow. and prepaid interest)
  • Settlement and attorney fees.

Tip: In Maryland, there are many first-time homebuyer programs through the Maryland Mortgage Program (MMP) that help with downpayment assistance and reduced interest rates. Ask your agent or lender for details.

Your lender is required to send you a Loan Estimate early in the process and a Closing Disclosure at least 3 business days before closing. Review these carefully and ask questions.

Step 8: Closing Day!

A final walkthrough happens usually 24-48 hours before closing. At the closing table, documents such as loan paperwork, deed transfer, and disclosures will be signed. Downpayment and closing costs will be wired by the buyer. It’s important to follow wiring instructions that the title company provides. 

Once everything is signed and funds are transferred, you get the house keys!
